T-Lock Shingles: Your Secret Upper-hand

T-lock shingles were once the best roofing technology available.  During the mid 1900's they were used to withstand severe weather

such as hail, high winds and rain.  T-lock shingles are still around, and amazingly have held up over the years.  These shingles were made much heavier and thicker than many of todays products, and  as asphalt prices began to rise shingle companies starting introducing fillers into their recipe which downgraded the quality of the shingles, and eventually stopped making them altogether replacing them with newer roofing technology.

Since T-locks are no longer around, many insurance companies are forced to pay for an entire roof, rather than doing a simple repair if your roof is damaged.  This is because there was a stop to manufacturing long ago. Colorado was once a huge market for T-lock shingles due to high winds and severe weather we see annually. We still see these roofing shingles around, however, they are vanishing quickly.

Should you have a T-lock on your roof, we would recommend that you have it inspected for wind damage or hail damage. This is because your insurance company has a high probability to pay for your new roof. Also, another reason to get this process started in replacing your T-lock shingles is that you can obtain better insurance coverage. Nowadays, many insurance companies have stopped insuring roofs with T-lock shingles, along with wood shingles/shakes (due to fire hazards), and other outdated or defective shingles.

Unfortunately, we have seen several homeowners who have ACV policies on their roof, because their insurance agents knew of the T-lock problem.  ACV (actual cash value) policies only pay the value of the roof in its current condition.  The depreciated amount is non-recoverable, unlike an RCV policy.  Depreciation is recoverable with RCV policies only, which is very important for homeowners to understand.
