Your insurance company will prepare an initial scope of work or estimate for the restoration. They will usually cut you a check for a portion of that amount with some funds held back; the depreciation and deductible. Depreciation will be paid by the insurance company after your contractor sends them the final invoice and notice that the work is complete. The deductible is paid by the customer, not the insurance company.
If your insurance company has issued you a check that is also made out to your mortgage company, you’ll need to contact your mortgage company's loss draft or claims department. They will give you a list of items they need in order to release the funds to you. This may include the insurance scope, work agreement, W-9 from your contractor, etc.
A supplement is prepared by the contractor and is a list of repairs and expenses that were not originally listed by the insurance company. This could be any code upgrades, unforeseen items such as decking repairs, and permits. Your contractor will send the insurance company an invoice and supporting pictures, etc. for their approval.
The job total on the contract will change after a supplement. This is explained in the addendum of the contract. The insurance company changes their estimate to allow for the supplement, sends an additional check to you, and that amount transfers over to the project total.
